Seasonal Home Maintenance in Los Angeles, CA
Los Angeles doesn't have four seasons, but it does have a home maintenance calendar. Late summer and fall bring heat waves and Santa Ana winds, along with the highest fire risk. Winter brings most of the year's rain in a few storms, which find every clogged gutter and dried-out seal. Spring is the right time to fix what those storms exposed and to get ready for summer heat. And earthquakes don't follow any season, so earthquake readiness belongs on the list all year. A regular maintenance visit takes care of the small things before they turn into a leak, a broken fence or a fall.
Our maintenance visits follow a checklist for your home and the season. We clear gutters and downspouts, check caulk and weatherstripping, test smoke and carbon monoxide alarms, check that the water heater is strapped, tighten loose hardware, and look for early signs of leaks, rot and pests. We fix the small things on the spot, including a dripping faucet, a running toilet, a dead switch or a tired light fixture, and give you a short written list of anything bigger we spotted. You know what's done, what's next, and what can wait.

How a seasonal home maintenance visit usually goes
Walk Through with a Checklist
We go inside and out with a seasonal checklist for your home, noting anything that needs attention and checking the items you've asked about.
Fix the Small Things Now
We clear gutters, replace caulk and weatherstripping, tighten loose hardware, swap old alarms and fix minor issues on the spot.
Check Earthquake and Fire Readiness
We check water heater straps, anchoring of heavy furniture, vent screens and debris around the house, and make sure you know where the gas and water shutoffs are.
Leave a Written List
We give you a short list of what was done, what to watch, and what we'd tackle next, in order of priority.
Earthquake readiness is the part of LA home maintenance people most often put off. Much of it is handyman-sized work: strapping or re-strapping the water heater, anchoring bookcases, dressers and TVs to studs, latching kitchen cabinets, securing heavy art and mirrors, and keeping a wrench by the gas meter so you can shut it off if you smell gas. Foundation bolting and cripple-wall bracing are their own projects, and the city of Los Angeles also has a mandatory retrofit program for certain older soft-story apartment buildings. For most houses, though, the inside steps above are the quick wins, and we can work through all of them in a single visit.
What shapes the price in Los Angeles
A maintenance visit costs more or less depending on the size of the home, how much is on the checklist, and how long it's been since the last one. A single-story house with a short gutter run and a few small fixes goes quickly. Two-story homes, hillside lots with stairs, and homes with many alarms, doors and windows take longer. The first visit usually takes the most time because we're catching up on everything. Regular seasonal visits after that are usually shorter because there's less to fix. Bundling maintenance with other jobs on your list keeps the total cost down.
Neighbors often ask
What should be on my LA home maintenance list?
In fall: clear gutters, check caulk and roof edges, and in fire-prone areas, clear leaves and debris from around the house and check vent screens. In winter: check for leaks after storms. In spring: fix storm damage, check sprinklers, and test smoke and carbon monoxide alarms. In summer: replace air filters and check weatherstripping and fans. Year-round: anchor heavy furniture, strap the water heater, and keep an earthquake kit up to date.
Do I need new smoke alarms?
Smoke alarms should generally be replaced after about ten years, and California requires battery-only smoke alarms sold in the state to have a sealed ten-year battery. We test alarms, replace expired battery models with ten-year sealed units, and replace hardwired alarms with new interconnected units. We'll also check that you have carbon monoxide alarms where they're required, near sleeping areas in homes with gas appliances or attached garages.
Can you set up recurring maintenance visits?
Yes. Many homeowners schedule a fall visit before the rains and fire season and a spring visit before summer heat. We keep notes from each visit, so we know your house and what to check next time. Landlords often schedule visits across several properties, and we can send photos and a written summary after each one.
What should I do to get my house ready for fire season?
Start with the area closest to the house. Clear dry leaves from gutters, roof edges and decks, move firewood and stored items away from walls, and make sure vents have fine metal mesh screens. We can handle all of that. Brush clearance on larger lots is a landscaping job, and in high fire risk areas the fire department sets its own clearance requirements, so check with your local fire department for what applies to your property.
My house is older. Is there anything extra I should check?
Older LA homes benefit from a closer look at a few things: caulk and glazing on original windows, worn weatherstripping on wood doors, gutters and downspouts that have been patched many times, and the condition of fence posts and gates. We also look for signs of drywood termites, like small piles of pellets near windowsills and baseboards, and we'll show you and mark the spots so a termite company can treat them before the damage spreads. Catching those early saves money down the line.
